    Tile inspections can vary from a simple cracked tile to a nasty water damaged shower. A cracked tile could happen for a few different reasons. A floor tile may have developed a crack due to something heavy that was dropped on it. It could be from a concrete foundation crack or even a wood sub-floor that has excessive movement. Tile is heavy and the substrate needs to be engineered to perform under the load. A bathroom may show signs of water damage in a shower with excessive mold and mildew on the shower floor indicating a possible plumbing leak or shower pan failure. Drywall can wick water like a sponge and get soft and start to deteriorate indicating a water related issue.

    All these issues need a complete inspection that may require some tile removal in order to find the source of the problem. A cracked floor tile on a concrete floor should be removed to check for any slab cracks. A wood sub-floor should be checked for excessive movement to evaluate whether it is structurally sound for heavy flooring such as tile. A water related issue in a shower will most likely need some tile removal in an attempt to find where the leak is. It could be a plumbing related issue and it makes sense to have communication with all inspectors to work together in finding the problem.

    Have your tile checked out by a licensed tile contractor who specializes in repairs/remodels/water damage. Any water related issues may also require an inspection from a plumber. A tile contractor who specializes in repairs/remodels/water damage can provide a referral for a plumber who he trusts and has worked together on several projects.
